Closing Cost Calculator
Itemize a home buyer's closing costs — lender fees, title, prepaid interest, escrow and transfer tax — to see the total, % of the price and cash to close.
Closing Cost Calculator: with the default inputs, total closing costs is $12,054.79.
Your quoted rate; used for the interest prepaid at closing.
Section A of your Loan Estimate. Set to 0 if your lender charges flat fees instead and add them under other fees.
Optional points bought to lower the rate; 1 point = 1% of the loan.
Ordered by the lender; the fee is on your Loan Estimate.
Lender's (and optionally owner's) title policy plus the settlement or escrow agent's fee. You can usually shop for these.
Credit report, flood certification, survey, pest inspection, attorney, HOA transfer — whatever applies.
Days from closing to the end of that month. Closing later in the month means fewer days.
Your county's effective rate — the listing's tax history shows the real bill.
Your lender sets this from the tax due dates; federal rules cap the cushion at two months on top.
Usually the first year's premium (12) plus an escrow cushion of up to 2 months.
Varies from nothing to well over 1% by state, county and city, and local custom decides who pays.

How this is worked out
The formula
Total = Lender fees + Services + Prepaids & escrow + Transfer tax Lender fees = Loan × (origination % + points %) Prepaid interest = Loan × rate ÷ 365 × days to month-end Tax escrow = Price × tax rate × months ÷ 12 Insurance = Annual premium × months ÷ 12 Transfer tax = Price × transfer % Cash to close = Down payment + Total − credits

About this calculator
Closing costs are everything you pay at the closing table besides the down payment: the lender's charges for making the loan, third-party services like the appraisal and title insurance, government recording and transfer taxes, and a pile of prepaid items — interest, property tax and insurance — that get your escrow account started. They are easy to underestimate because they arrive as a dozen small lines rather than one number. This calculator itemizes them, totals them, and shows the cash you actually need to bring.
How to use it
Enter the price, your down payment and your rate, then work down the list. Every line is an editable estimate: replace each one with the figure from your lender's Loan Estimate as soon as you have it, since that three-page form lists the same items and is the document lenders must give you within three business days of applying. Add any seller or lender credits under More options. Solve for answers questions like "what price keeps my cash to close under $90,000?"
How to read the results
- Total closing costs and the % of price are the headline. The share is higher on cheaper homes because many fees are flat.
- Cash to close is down payment plus costs minus credits — the wire you'll send.
- Prepaids & escrow aren't really fees. Prepaid interest covers the days between closing and the end of the month (your first payment is then due the month after next), and escrow deposits are property tax and insurance you'd owe anyway. Closing later in the month trims the prepaid interest; it doesn't save money overall.
- The donut shows which bucket is biggest — usually the place to look for savings.
Where you can save
You can shop for title insurance, the settlement agent and many services the Loan Estimate lists as shoppable; lenders' own fees are negotiable, and a slightly higher rate in exchange for a lender credit is an option if cash is tight. In some markets sellers routinely contribute toward buyer costs. Transfer taxes, by contrast, are set by law and vary enormously: some states charge none, while some cities layer their own tax on top of the state's.
What's not included
Mortgage insurance (or an FHA/VA upfront fee), HOA transfer or capital-contribution fees, the home inspection if paid outside closing, and moving costs. Add any that apply under other fees. Figures are estimates; the Closing Disclosure you receive three business days before closing is the final word.
Frequently asked questions
▸How much are closing costs for a buyer?
It depends mostly on the loan size, your state's transfer taxes and title rates, and how many months of tax and insurance your lender collects. Enter your numbers here for an estimate, then replace each line with the figure from your Loan Estimate.
▸What's the difference between closing costs and cash to close?
Closing costs are the fees and prepaid items. Cash to close adds your down payment and subtracts any seller or lender credits and your earnest money deposit — it's the total you bring on closing day.
▸Why do I pay interest at closing?
Mortgage interest is paid in arrears, so your first payment is due the first of the month after a full month has passed. Prepaid interest covers the days from closing to the end of the closing month.
▸Can closing costs be rolled into the mortgage?
On a purchase they usually can't be added to the loan balance, but you can take a lender credit for a slightly higher rate or negotiate seller credits. On a refinance, rolling costs into the new loan is common.
